Listed below is a general indication of an Anglian Loft Conversion, although each scheme is individually prepared and designed to suit your particular needs.
Plans and appropriate building regulations and if applicable, planning authority approval.
Anglian Loft clients also receive copies at an early stage for their approval.
Floor Construction A suspended floor designed by
our qualified structural engineer will be incorporated. New joists up to 225mm
x 75mm (9" x 3") depending on spans involved - supported by timber or steel
trimmers spanning the load bearing walls. Floor grade chipboard is then laid.
Chicken wire is then laid between new floor joists. Rockwool bats are then
inserted on chicken wire to obtain fire regulations.
Wall Construction 9.5mm (3/8") foil backed plasterboard
fixed to 100mm x 50mm (4" x 2") timber studding at 400mm (16") centres. Lined
externally with 100 mm (4") insulation and finished internally with plaster
skim which provides an insulation 'U' value in excess of that of 275mm (11")
cavity brickwork. Sloping walls are similarly constructed but have extra 50mm
(2") timber spacers to provide ample ventilation.
Roof Construction 3 Layer hot bitumen felt on 18mm exterior plywood on firings, on softwood joists at 400mm (16") centres 100mm (4") cellotex between joists. Vented as per regulations.
Ceiling Construction Similar to walls but with ceiling joists according to spans and minimum 50mm (2") air circulation above cellotex.
Staircase Each staircase is individually designed and will be in softwood. Choices of balustrade from panelled sides to traditional turned newels and spindles are available. Spacesaver stairs are also available in restricted areas.
Dormers A variety of dormers with either flat or
pitched roof( where height permits) are available to suit your property. Construction
is normally with 100mm x 50mm ( 4" x 2")- framing fully insulated and finished
externally with either hanging tiles of uPVC with sealed unit double glazing.
Roof lights are either velux or colt according to choice. All exterior fascias,
sills, guttering, etc.. are in maintenance free uPVC or timber fascia and windows
if required.
Fire Regulations Your Anglian Loft Conversion must conform to the appropriate fire regulations.
Plumbing Anglian Lofts will undertake the installation of showers and bathroom equipment supplied by the client or supplied to Anglian Lofts and radiators from the existing system if required, where suitable.
On some conversions it is necessary to incorporate a pump to achieve a satisfactory water pressure and will be charged for extra accordingly.
Electrical Twin power sockets, ceiling or wall lighting and two way switching to stairs will be included, along with extraction fan, shower supply if designed with shower/ Bathroom.
Joinery Architraves are of 50mm (2") chamfered softwood and skirting boards are 100mm (4") chamfered softwood.
Finishes Your Anglian Loft Conversion will be brought to a plaster finish interior.
